Where it is

Cordova Park is bounded roughly by 9th Avenue to the west, I-110 to the east, Airport Boulevard to the north and Bayou Boulevard to the south, with Cordova Mall anchoring the south end. The Northeast neighborhoods continue north past the airport toward Scenic Highway and Olive Road.

Homes and prices

The stock is predominantly 1950s and 1960s ranch and brick homes on lots larger than the historic downtown neighborhoods, and updated or renovated inventory is common. Prices typically run $325,000 to $550,000, with some higher-end renovations and bayou-front homes above that.

Getting around

Pensacola International Airport, Baptist Hospital and Ascension Sacred Heart are each about ten minutes away, Cordova Mall and the 9th Avenue corridor handle daily errands, and downtown is 10 to 15 minutes south. I-110 gets you to I-10 in a few minutes.

Why inventory stays tight
