Do I need 20 percent down to buy in Pensacola?
Some eligible borrowers can use lower-down-payment conventional or FHA options, or VA and USDA programs that may require no down payment. Loan eligibility, mortgage insurance, property requirements and cash-to-close differ. Ask your lender to compare written estimates for the programs you qualify for; a 20% down payment is not a universal requirement.
The schedule depends on the property search, signed contract, financing, inspections, appraisal, insurance and title review. Ask your lender and title company what is realistic for the actual transaction and plan for a change in dates. A financed or cash purchase does not come with a guaranteed closing timeline.
Discuss preapproval with a lender early so you understand the available financing, documents and conditions. Compare that estimate with your comfortable monthly budget and property-specific costs. Preapproval is not final underwriting or a guarantee that a particular home will qualify.
