Destin occupies a peninsula between the Gulf of Mexico and Choctawhatchee Bay, and the housing stock follows the geography: condominium buildings along the Gulf and the harbor, beach cottages and single-family homes south of US-98, and gated golf communities on the bay side.

Where it is

Destin is a city of 7.49 square miles of land in Okaloosa County, incorporated in 1984, with the Gulf of Mexico on the south side and Choctawhatchee Bay on the north. East Pass, also called Destin Pass, separates the peninsula from Santa Rosa Island and is the only outlet from Choctawhatchee Bay to the Gulf, which is why the harbor and the charter fleet sit where they do.

US-98 runs the length of the city and crosses East Pass to the west onto Okaloosa Island and on to Fort Walton Beach. Henderson Beach State Park holds 208 acres of coastal dune and scrub on the Gulf side, and Miramar Beach and Walton County begin a few minutes east.

Homes and prices

Zillow Research put the typical 32541 home at $627,422 on July 31, 2026, up 0.7% year over year. Split by type, the single-family series stood at $670,515 and the condominium and co-op series at $596,609. For comparison, the Fort Walton Beach 32547 ZIP was $316,555 on the same date, so Destin runs close to twice the price of the nearest inland market.

The inventory is genuinely mixed. Gulf-front and harbor-front condominium buildings carry the bulk of the unit count, Crystal Beach south of US-98 holds older beach cottages and single-family homes, and gated golf communities such as Kelly Plantation and Regatta Bay sit north of US-98 toward the bay.

Getting around

US-98 is the spine and the only continuous east-west route through the city, so the hour you drive matters more here than the mileage. The Mid-Bay Bridge, toll State Road 293, crosses Choctawhatchee Bay from US-98 in Destin to State Road 20 in Niceville; the two-axle toll is $4.00 cash, $3.00 with SunPass and $2.00 for SunPass frequent customers.

Destin-Fort Walton Beach Airport (VPS) is the commercial airport, about 16 miles and roughly 25 minutes away, sited on Eglin Air Force Base next to Valparaiso and operated by the Air Force as a joint civil and military field. Destin Executive Airport (DTS) sits about one nautical mile east of the Destin business district and handles general aviation. Drive your actual route at your actual hour before you commit to a street, because the corridor carries visitor traffic through the spring and summer season.

What to verify before you write an offer

On a condominium the building file matters as much as the unit. Florida requires a milestone inspection for residential condominium buildings of three or more habitable stories, first at 30 years of age and every 10 years after, or at 25 years where the local enforcement agency determines that local circumstances such as proximity to salt water warrant it, plus a structural integrity reserve study on the same class of buildings at least every 10 years.

Ask for the milestone report, the reserve study, the current budget and any pending special assessment before you go under contract, not late in the inspection period.

Three more items are specific to this market. Pull the FEMA flood determination and the elevation certificate; the city runs an interactive floodplain platform for parcel-level flood data.

If you plan to rent the property short term, City of Destin Code Chapter 13, Article VI requires annual registration of single-family dwelling units used as short-term rentals, and the code defines single-family to include townhomes, duplexes and triplexes; registrations expire the last day of February, renew between January 1 and March 1, carry a $50 late fee after March 1, and require a state DBPR vacation rental dwelling license, a Florida Department of Revenue annual resale certificate and a city business tax receipt.

Finally, a property that is not your permanent residence gets no homestead exemption and no 3% Save Our Homes cap; assessment increases are limited to 10% a year under the non-homestead cap, that cap does not apply to school district levies, and it resets on a change of ownership.

Schools

Okaloosa County Schools serve Destin, and on the 2026 Florida school grades Destin Elementary and Destin Middle each earned an A, their 25th consecutive A, while Destin High School, the public charter that opened in 2021, earned a B and the district earned an A. Flood and insurance

Destin is a peninsula, so Gulf-front, harbor-front and bay-front parcels fall inside Special Flood Hazard Areas, which the city identifies as Zones A and V, and flood insurance is mandatory there on a federally backed mortgage. The City of Destin holds a Community Rating System Class 6, which the city states is worth up to a 20% discount on standard flood insurance policies.
