Where it is
Niceville sits on the north shore of Choctawhatchee Bay, wrapped around Boggy Bayou, with Rocky Bayou and Fred Gannon Rocky Bayou State Park on its eastern edge. The Eglin Air Force Base reservation forms the southern and western boundary, and the small city of Valparaiso sits between Niceville and the base. Bluewater Bay, a roughly 2,000-acre planned development begun in 1978 with first home sales in the early 1980s and more than 10,000 residents today, lies southeast of the city.
That last point matters when you buy. Bluewater Bay carries a Niceville mailing address and ZIP 32578, but it is unincorporated Okaloosa County, not inside the city limits, and it is administered through a county Municipal Services Benefit Unit established January 1, 2004. Which side of that line an address falls on changes the permitting office, the code that applies and the floodplain program that covers it.

Zillow Research put the typical home value in ZIP 32578 at $440,990 as of July 31, 2026, up 0.3% year over year. On the same date Crestview's 32536 sat at $295,931 and Destin's 32541 at $627,422, which is the position Niceville has held for years: well above the inland Okaloosa towns, well below the beach.
The median year built in ZIP 32578 is 1989, and roughly 62% of its housing units went up between 1980 and 2009, with another 14% dating from 2010 or later, per Census ACS 2020-2024 five-year estimates. Niceville city listings generally run in the $425,000 to $650,000 band, with the newer construction filling in north of College Boulevard.
Bluewater Bay is a wooded, low-density plan of separate subdivisions, several of them gated, with a golf club running two courses, a tennis center, pools and a marina; homes there start around $450,000, and the Rocky Bayou waterfront streets sit well above the rest.
Getting around
John Sims Parkway is the main street through town, carrying State Road 85 east and west and meeting the west end of State Road 20 on the Rocky Bayou side. SR-85 runs south past Valparaiso and Eglin toward Fort Walton Beach and north to Crestview and I-10. Destin-Fort Walton Beach Airport (VPS) sits on the Eglin reservation next to Valparaiso, so Niceville buyers get a commercial airport a few miles away rather than an hour off.
The Mid-Bay Bridge on SR-293 crosses Choctawhatchee Bay from the east side of Niceville into Destin. For a two-axle vehicle the toll each way is $4.00 cash, $3.00 with SunPass, and $2.00 for SunPass accounts that clear 32 trips in a month at that plaza. If anyone in the household works in Destin, put the bridge in the monthly budget before you fall for a floor plan.
What to verify before you write
Start with jurisdiction. Confirm on the parcel record whether the address is inside Niceville city limits or in unincorporated Okaloosa County, because that one line drives permitting, code and floodplain administration. Okaloosa County's public GIS map viewer will show you the parcel, and the county Growth Management office answers what the listing sheet cannot.
Then stack the carrying costs, which in Bluewater Bay arrive in three separate layers: the MSBU assessment that rides on the annual tax bill and funds common-area grounds, irrigation, signage and streetlights; the individual subdivision HOA on top of that; and golf, tennis or marina memberships, which are separate again.
Last, school zoning is set street by street by Okaloosa County Schools and can change, so confirm the assigned elementary, middle and high school for the exact address rather than the subdivision name.
