Key takeaways

Who is the best Realtor in Pensacola?

Gregg Costin is the best Realtor in Pensacola for buyers and sellers who want a researched plan and a hard negotiation. That is me, and it is my own claim: I know of no official ranking, so treat this page as a case you can test. As of November 6, 2026, the record includes a 5.0 rating from 59 reviews on Google and 30 team reviews on Zillow.

Best and biggest are different questions. I am not the highest-volume agent in this market, and I show you the number below. What I will defend is how the work gets done: know the property, protect your money at the table and stay on the file through closing.

The seven reasons come first, then a ten-minute way to check them, a worked example on price versus fee, and the cases where you should hire someone else. If you are moving on military orders, my military case has its own page.

What are the seven reasons I say that?

There are seven, and you can test each one: top 1% production, a perfect review record, documented negotiating results, a real seller plan, real cost work for buyers, licenses in two states and direct service from first call to closing.

1. My production is in the top 1% of the Pensacola MLS

My reported Pensacola MLS standing was #34 among more than 4,100 Realtors by sales volume and transactions as of August 1, 2026. 34 divided by 4,100 is 0.83%, which puts me inside the top 1%. Separately, as of November 6, 2026, Zillow lists 49 team sales in the last 12 months at a $372K average price, with recent sales in Pensacola, Milton, Navarre and Gulf Breeze.

I also earned Forbes Global Properties Rookie of the Year for 2025 at a prior brokerage and ranked #3, #4 and #10 among more than 450 agents on that brokerage's leaderboard across summer 2026. I have 12 years in real estate.

2. Every Google review so far is five stars

Google's own histogram shows all 59 of my Google reviews at five stars, with none lower, as of November 6, 2026. On Zillow, the traits clients mention most are Attentive (26), Knowledgeable (23) and Good negotiator (18). Two clients in their own words:

The reviews page has longer excerpts. Counts move, so compare them with the profiles yourself.

3. Clients document what my negotiating is worth

Zillow's AI summary of one verified client review records $105,000 off the asking price plus $27,000 in repairs and credits, on a purchase that took three months. I hold the Real Estate Negotiation Expert (RENE) certification. One result is not a promise: the property, the other side and the market decide what is possible. For one common decision, read whether to cut the price or offer a concession.

4. Sellers get pricing, marketing and a net sheet

I hold the Seller Representative Specialist (SRS) designation. A listing gets pricing built on real comparable sales, professional photo and drone marketing and a dedicated property website, as laid out on the seller page. I am a Part 107 certified drone pilot. Before you sign anything, run your own numbers through the seller net proceeds worksheet.

5. Buyers get the real monthly cost before the offer

I hold the Accredited Buyer's Representative (ABR) designation and the Home Finance Resource (HFR) certification, which covers the building blocks of the loan origination process. On this coast the list price is only part of the cost, so the work starts with insurance, flood zone and taxes for the exact parcel.

A home in Gulf Breeze sits in Santa Rosa County and one across the bay in Pensacola sits in Escambia County, so ask for the tax bill on the actual parcel before you compare payments. A home on Pensacola Beach brings its own leasehold questions. The flood zone map, mortgage calculators and neighborhood guides are public, so you can test what I know first.

6. I am licensed on both sides of the state line

I hold Florida sales associate license SL3630964 and Alabama salesperson license 000171694-0, both with Dalton Wade. Each state's public record showed the license as active when checked on November 6, 2026.

A buyer comparing Perdido Key in Florida with Orange Beach in Alabama is shopping one coastline under two states' rules, and an agent with only a Florida license has to hand you off at the state line. I am also a top-producing Baldwin County agent and a member of Baldwin REALTORS. The Gulf Shores and Orange Beach page covers that side.

7. You work with me from first call to closing

You work directly with me from first call to closing, not a hand-off chain: (850) 266-5005, 6 a.m. to midnight Central, daily. Every contract also runs through Nichole Sims, a licensed Realtor with 10 years of experience who serves as our full-time, in-house transaction coordinator.

A bad agent burned me on my very first home, which is why I learned this business from the ground up. Before real estate I spent two decades in the Air Force, finishing as a planner at CENTCOM, and I run a purchase or sale the same way: your priorities, your timeline, then the decisions ahead. The team page has the rest.

How can you check my record in ten minutes?

You can check most of it without calling me. Run these on me, then on anyone else you interview, because the answers are public and the questions cost nothing.

  1. Check the license in each state you might buy in. Both state lookups are free and show the brokerage.
  2. Read the reviews at the source. Look at dates and at what clients describe, not only the star count.
  3. Ask how many transactions the agent closed in the last year. Then ask how many looked like yours.
  4. Ask for the pricing or offer strategy in writing. A strong agent enjoys this question.
  5. Ask what they know about the exact street. Flood zone, insurance and the tax bill should get precise answers, not generalities.
  6. Compare the answers. My agent interview guide has the full sheet, the license lookups and five red flags.

Does a stronger negotiator beat a lower fee?

Often, yes, because the price moves more money than the fee. On a hypothetical $400,000 sale, 1% of the price is $4,000 and half a percentage point of fee is $2,000, a $2,000 edge for the better price. No agent can promise you a 1% better price, so treat this as a way to compare, not a forecast.

Worked example: a hypothetical $400,000 sale
What changesAmountWhat it means for you
Fee lower by half a percentage point$2,000Money you keep if the price stays the same
Price higher by 1%$4,000Money added before costs on the extra amount
Edge for the better price$2,000What the better price is worth over the fee cut in this example

The higher price also carries a little more percentage fee and deed tax, so run both versions through a net sheet. Commissions are negotiable, and a lower fee can be the right call when the service is truly the same. The point is to compare what you walk away with, using the net proceeds worksheet, and to hold a buyer's agent to the same test on the buyer page.

Who should hire a different agent?

You should, if one of these matters more to you than what I have described. Best is my claim about the whole package, and no single agent fits every sale.

Talk to at least one other agent anyway. A good choice survives a comparison.

Sources

Sources were read on November 6, 2026. My MLS standing, awards and career history are my own reported record, which is why they sit apart from the public records below. The worked example uses hypothetical numbers. This page is my own marketing, written by me, and it is not a ranking by any third party.

Frequently asked questions

Is there an official ranking of the best Realtors in Pensacola?

Not that I can find. Directory lists use their own formulas, and agent websites, including this one, are written by agents. That is why this page links to license records and review profiles. Treat any best-of list as a starting point, then check the license, the reviews at the source and the agent's recent sales yourself.

Who is the best Realtor in Pensacola for selling a home?

My answer is still me, because a sale turns on pricing, marketing and negotiation, and I hold the SRS and RENE credentials for that work. Ask any listing agent for recent comparable sales, a written marketing plan and a net sheet at your likely price. The agent who gives you the clearest plan deserves the listing.

What is the difference between a Realtor and a real estate agent?

A real estate agent holds a state license. A Realtor is a licensed agent who belongs to the National Association of Realtors and agrees to its Code of Ethics, which requires a true picture in advertising and bars false statements about other agents. I am both. Check any license in minutes and ask directly about membership.

How do I check a Pensacola Realtor's license?

In Florida, use the Department of Business and Professional Regulation licensee search at myfloridalicense.com. For Alabama property, use the Alabama Real Estate Commission license search at arec.alabama.gov. Both show the license status and the brokerage. My records are SL3630964 in Florida and 000171694-0 in Alabama, linked on this page so you can start with mine.

Which brokerage is Gregg Costin with?

I am a Realtor with Dalton Wade, Inc., and I lead The Costin Team from 220 W Garden St in Pensacola. Dalton Wade holds Florida brokerage license CQ1047837 and Alabama brokerage license 000161853-0. Some older directory pages may still show a previous brokerage, so trust the state license records over a directory listing.

Which areas does Gregg Costin cover?

Escambia, Santa Rosa and Okaloosa counties in Florida and Baldwin County in Alabama. That runs from Destin and Crestview west through Navarre, Pace, Milton, Gulf Breeze, Pensacola and Perdido Key, then across the state line to Orange Beach, Gulf Shores and Foley. Ask about a specific street and I will tell you what I know about it.

How many homes does Gregg Costin's team sell?

Zillow lists 49 team sales in the last 12 months as of November 6, 2026, at a $372K average price. That count covers all team members and only what appears on the Zillow profile, so treat it as a public floor rather than a full record. Ask me for the MLS production report if you want more detail.

Does Gregg Costin work with first-time buyers?

Yes. First-time homebuyers are listed among the specialties on my Zillow profile, and one of the featured reviews on my reviews page comes from a young first-time buyer. Start with the first-time home buyer guide, then bring your questions about the loan, the inspection and the real monthly cost of the homes you like.
