Crestview

Crestview is the Okaloosa County seat, sitting inland on the ridge where the Shoal River joins the Yellow River, and it carries the lowest price bands in the county. New subdivisions and larger lots are what this market is built on, and the trade for the price is a drive south on SR-85 to reach the coast side of Okaloosa.

Where it is

Crestview is the county seat and, at 27,134 residents in the 2020 census, the largest city in Okaloosa County. It sits about 25 miles inland on the ridge between the Yellow River and the Shoal River, which joins the Yellow just outside town. US-90 runs east and west through the middle of the city, SR-85 (Ferdon Boulevard) runs north and south, and the two reach I-10 at exit 56 on the south side.

Most of what a household needs day to day is inside the city rather than down on the coast: North Okaloosa Medical Center on Redstone Avenue, the county seat offices, and the retail and grocery strip along Ferdon Boulevard. Bob Sikes Airport, a public-use general aviation field established in 1941, is three miles northeast of downtown, and Duke Field sits three miles south on SR-85.

Homes and prices

Crestview carries the least expensive bands on the Okaloosa map. Zillow's Home Value Index put the typical home at $295,931 in 32536 on the west side and $284,748 in 32539 on the east side, July 2026 vintage. The Census Bureau's 2020 to 2024 American Community Survey put the median value of an owner-occupied home in the city at $277,900 across 11,554 housing units.

Working bands run roughly $275,000 to $375,000 for established west-side homes and newer infill around Antioch, $325,000 to $425,000 in the newer subdivisions south along SR-85, $350,000 to $475,000 in master-planned inventory such as Shoal River Landing and Patriot Ridge, and $300,000 to $500,000 on the half-acre to two-acre lots out toward Old Bethel and north Crestview.

Getting around

SR-85 is the spine. Duke Field is 10 to 15 minutes south, the main Eglin complex about 30 minutes with the SR-123 bypass skirting Niceville, and Hurlburt Field 40 to 45 minutes. I-10 at exit 56 carries the east and west trips, toward Pensacola in one direction and Tallahassee in the other.

Two road projects are reshaping the local drive. J. Adams Parkway is scheduled to finish in late 2026 and connect to it. J. Adams Parkway sits in FDOT's draft five-year work program for fiscal year 2028, which begins July 1, 2027.

What to verify on a Crestview address

Start with city limits. On our count of the Florida Department of Revenue 2026 certified parcel roll, about 63% of the single-family stock in 32536 is inside the City of Crestview and 37% is unincorporated Okaloosa County, and that line moves the tax bill.

It also moves flood insurance: Okaloosa County holds NFIP Community Rating System Class 5, worth a 25% discount on policies inside the Special Flood Hazard Area, but the county administers that program for the unincorporated area, and the City of Crestview does not appear on FEMA's CRS eligible communities list effective April 1, 2026.

Then the parcel itself. Get the flood determination off the Okaloosa FIRM panel, confirm the zoned schools with the district rather than the listing sheet, check whether the lot is on septic or sewer, and read the builder's contract and warranty on anything new. Okaloosa County Schools serve Crestview, and the district earned an A from the Florida Department of Education for 2026. On the 2026 school grades Crestview High School earned a B (B in 2025 and 2024), Davidson Middle and Shoal River Middle each earned an A, and among the elementary campuses Antioch, Northwood, Riverside and Walker earned A grades while Bob Sikes earned a B. Flood and insurance

Crestview sits on high ground between two rivers, and Okaloosa County names the Blackwater, Yellow and Shoal rivers as the primary riverine flooding sources north of the Eglin reservation. Special Flood Hazard Areas follow those river bottoms and the creeks feeding them, so pull the FIRM panel on any lot near water; when Hurricane Georges dropped more than 16 inches of rain in 1998, flooding on the Shoal and Yellow closed SR-85 from the south and US-90 from both directions.
